Bassuk HVAC & Garage Conversion Project

Project Overview

This is a homeowner-managed residential project involving the conversion of a portion of an attached garage into conditioned mechanical/shop space and a complete HVAC system redesign and replacement for a two-story home.

The goal is a high-efficiency, properly sized dual-fuel system with balanced ventilation and all ductwork located inside conditioned space.

Key Scope of Work

Conversion of approximately 489 sq ft of the existing attached garage into a conditioned mechanical room / shop
Full HVAC system replacement serving the entire home (target conditioned load approximately 3,600–3,730 sq ft)
New dual-fuel heat pump system (heat pump primary + high-efficiency gas furnace backup)
Two balanced Energy Recovery Ventilators (one per floor)
Complete redesign of ductwork — all runs to remain inside conditioned space
Code-compliant installation under current Washington State energy code (2021 WSEC-R)

System Direction

The project is targeting a dual-fuel configuration with a modern heat pump (approximately 2.5-ton class) paired with an 80k BTU high-efficiency gas furnace backup. Balance point and Manual S compliance are active design considerations.

        Detailed equipment selections, Manual J load calculations, duct design, and progress documentation are provided only to engaged vendors.

This public page is intended to give interested installers and suppliers a clear understanding of the project scale, goals, and technical direction.

Once a vendor is selected, full access to progress photos, floor plans, Manual J reports, equipment cut sheets, and related documentation will be provided through a private shared folder.

Note: This is a detailed, homeowner-supervised project. Only vendors who are formally engaged will receive the complete document set and photo library.
